One of my goals is to buy a certain number of properties each month. The total number is important, what’s important is that I have the goal, and take the actions that support that goal. But however you slice it, I won’t buy any house in which I’ve not made an offer.
The bottom line is that if you don’t make offers as a real estate investor, you don’t make any money.
Sometimes I’ll get "busy", and it might turn into Wednesday (like, for instance, today), and I haven’t made any offers yet. Sure, I’ve looked at some prospects. But at the end of the day, it doesn’t matter how many houses that I go through. If I don’t make any offers, I won’t buy any of them, and therefore I won’t make any money.
What works best for me is to focus on making a certain number of offers each week. If I don’t make at least 5 to 10 offers, it’s fairly difficult for me buy a single property. So I focus on making at least 5 offers on what I consider to be "qualified" prospects each week.
Once I make an offer, it’s not a done deal if I don’t buy the property. If I’m making an offer on listed property, I remind the agent making the offer on my behalf to resubmit the same offer every 2 weeks until the listing realtor either counters with something good, or tells us to go away.
If the property is for sale through an individual, I’ll follow up until something happens with the property.
Remember, you won’t make a dime in this business until you start making offers. In Donald Trump’s book "Think Big and Kick Ass", he writes, "Excuses are a symptom of fear. Plunge in and do the thing you fear the most and your fear will vanish. Nobody is born with confidence. All confidence is aquired. Get the action habit, and your confidence will soar."
So what is stopping you right now from making offers? I can tell you that I’m "busy", but that doesn’t get the job done for me, does it?
